If it feels like there are more homes to look at lately, it's not your imagination.

📊 THE MARKET UPDATE

Nationally, the number of homes for sale has climbed to its highest point since 2019.

Here at home, the numbers tell the same story. Across Camden, Gloucester and Burlington counties, there are about 3,332 homes on the market right now, compared with 2,831 at this time last year. That's roughly 18% more homes for sale.

A few more numbers worth knowing:

• Months of supply: about 2.9, up from 2.3 a year ago
• Homes sold in September: 1,139
• Median sold price in September: $390,000
• Time on the market for homes that sold: about 34 days

Is it a flood of homes? Not quite. A balanced market is closer to five or six months of supply, so we're still on the tight side. But the gap is closing, and that's good news for buyers.

One more thing buyers are watching: the average 30-year mortgage rate rose to 7.28% as of last Thursday, up from 7.03% the week before. Rates are the headline, but choice is the part you can actually use.

🔧 HOME TIP OF THE WEEK: PROTECT YOUR OUTDOOR FAUCETS

Before the first hard freeze, take ten minutes to winterize your outdoor spigots. Disconnect and drain your garden hoses, since a hose left attached can trap water that freezes and cracks the pipe inside your wall. If your home has an interior shut-off valve for the outdoor faucet, close it and let the faucet drain. Then add an inexpensive insulated cover. Ten minutes now beats a burst pipe later.
