💡 Quick tip: the tax bill is part of your monthly payment. Annual taxes on these three range from about $5,750 to $11,500, depending on the town and school district. Always ask for the actual tax amount before you fall in love with a home.

📊 SOUTH JERSEY MARKET UPDATE

More homes to choose from, and more time to choose.

Across Camden, Gloucester and Burlington counties, there are about 3,400 homes on the market right now ~ roughly 20% more than this time last year. That’s about 2.9 months of supply, up from 2.3.

Nationally, the same pattern is showing up. Last fall, rates dipped and the number of homes for sale barely moved. This fall, rates climbed to 7.40% and inventory has grown:

🏠 Buyers: more options, and less pressure to decide in a day. September homes averaged 34 days on the market.

🏷️ Sellers: 1,186 homes closed in September at a median of $389,450. Homes are still selling, but pricing and condition matter more when buyers have choices.

🔧 HOME TIP OF THE WEEK

Change your furnace filter before the heat kicks on for the season.

A clogged filter makes your system work harder and can cost you comfort and money. Check the size printed on the filter frame, pick up a few replacements, and plan to swap it every one to three months. Also, book your annual furnace tune-up now, before the cold-weather rush.
